Firstly, it’s the clean and prepare the surface which includes re-grouting if grout is missing, cutting in expansion joints and replacing pavers if necessary. As hydrochloric acid will bleach concrete the surface must always be kept wet prior and during the application of any acid. If waterproofing is being done directly to slab instead of pavers then treating any concrete cancer needs to be completed prior to next step .
Secondly, allow the surface to dry and if your surface is in full sun and you live in a tropical climate than it can be dry in around 2 days.
Third, with concrete being super porous you need to dilute the membrane as per instructions and apply 2 coats of sealer.
Forth, depending on the size and shape of the balcony apply your two perimeter coats of membrane and a single infill coat of membrane before applying any caulk as per the installation guide requirements for your substrate.
Fifth, install final coat of membrane followed by sealer coat to find any additional pin holes remembering to use Slip Resistant Aggregate to create the Slip Resistant Finish.

Like 95% of other waterproof membrane Clear Waterproofing Membrane is a positive membrane which protect the surface from the rain and the hose but not from rising damp. Rising damp is usually a requirement of preventing water sitting against porous building materials. In areas where that is not possible you should be looking for using epoxy
No, Clear Waterproofing Membrane will blush or appear milky in ponding water over time so we recommend that it is only installed on surfaces with fall.
External areas are generally subject to UV and as such are not really subject to too many issues with mold.
There are reduced pores for dirt to sit in so it will be easier to clean a clean once a week with white vinegar will be sufficient.

Why do balconies start to leak?
Most leaks develop, when the substrate moves. Initially, most balconies are built using a foil membrane under their tile or concrete surface, and it is not possible to access it for repair without removing the surface material.
Especially timber frame constructions, but other substrates too, are subject to small movements due to temperate, moisture or soil changes around your house. Flexible membranes are able to withstand these movements.
